New homes proposed in Kelsall could deliver significant investment into the local community, including a new car park for Kelsall Primary School.
A Ewloe-based homebuilder has submitted a full planning application to Cheshire West and Chester Council for a 17-acre site off Flat Lane.
Subject to approval, the scheme would deliver 120 new homes, including 36 affordable properties (30%), helping to meet local housing needs.
Mark Calvert, managing director for Anwyl Homes Cheshire and North Wales, said:
“Our proposed landscape-led development site in Kelsall will make an important contribution towards addressing Cheshire West and Chester’s housing shortage. We have taken care to ensure that the proposed mix of homes reflects the needs of the area, with a wide range of properties, designed to appeal to young families and those looking to stay within the community.
“A major part of our proposal is a new car park for Kelsall Primary School, which we know will be a real benefit to the local community. We’re committed to creating developments that enhance the wider neighbourhoods we’re building in, not just in terms of providing much-needed new homes, but also by delivering additional community benefits.”
The proposed new homes will include a mix of detached, semi-detached and mews houses, offering one to four bedrooms, alongside high-quality affordable homes which will be integrated seamlessly into the development to create a tenure-blind community.
Located opposite Kelsall Primary School – rated Outstanding by Ofsted – and within easy walking distance of the village centre and its amenities, including shops, cafés, play areas and pubs such as the Royal Oak and The Morris Dancer, the site is ideally situated for family living.
If approved, work on the site is anticipated to begin next year, with a sales launch and show home opening in 2027. The first residents are expected to move in later that year, with the full development due for completion within three years of commencement.
Mark added:
“As a family-run business, with a strong track record of delivering thoughtfully planned developments across the North West and North Wales, we’re excited to bring forward our first scheme in Kelsall. We look forward to working closely with Cheshire West and Chester Council, local councillors, and the community as our proposals progress.”
