A disused Victorian primary school in Handbridge, which has laid empty for almost a decade, could be sensitively restored to create nine new apartments, providing much-needed new homes close to the city centre, if plans are approved.
Grosvenor’s Eaton Estate, which owns 2 Overleigh Road, formerly St Mary’s school, in Handbridge, has submitted plans to build nine high-quality apartments, a combination of single, two and three bedroom accommodation, which will feature off-street parking with electric car charging points and a communal courtyard and gardens.
The property, which was most recently used as a day nursery, has not been regularly occupied since 2014. Although it is not listed, the building is recognised for its contribution to the history and character of the local Handbridge community.
The plans will enhance the appearance of the building through the careful restoration and repair of its period features, such as the impressive façade, roof, mullion windows and gutters.
Flat roof extensions to the rear will be removed and replaced with new mezzanines which are more in keeping with the original building and the plans also incorporate a new private access road and off-street bin storage areas.
Trees, hedge plants, a vegetable garden and wildflowers will be introduced in a landscaped garden for use by residents, aiming to enhance biodiversity as well as benefit wellbeing.
The historic red brick Victorian school was commissioned and paid for by the 1st Duke of Westminster in the 19th Century.
Annabel Farbon, Agent, Grosvenor’s Eaton Estate, which manages and works to improve a range of agricultural, residential and commercial properties in rural Cheshire and parts of Chester, said:
“The sensitive refurbishment of the property aims to provide high-quality homes which are walking distance to the city centre, benefitting the socioeconomic vibrancy of the neighbouring communities. We believe the proposed development will protect the heritage and character of Handbridge’s conservation area while ensuring an appropriate and future-proof use of this historic former school building. The plans also encompass an urban tree planting scheme and wildflower areas, enhancing biodiversity and combatting pollution.”
